NC Short Sale staff offer several types of services depending on the specific, situational needs and goals of our clients.
We do not use a "one size fits all" philosophy and we examine each situation individually with our client to determine the best course of action.
6:4:1 Listing
Only pay for the Realtor® services you use to sell your home.
All commission tiers receive a 12-Step Marketing Plan, including a custom-built website for the property, extensive broker-to-broker advertising, and full Seller representation from listing to closing.
Commission to agents is based on what of our services you choose to use and how much you, as the Seller, choose to participate in selling your property.
6% Tier
- We represent you and negotiate on your behalf with another agent and their Buyer
- Buyer is brought and represented by another real estate agent
4% Tier
- We represent both you and the Buyer and negotiate between you fairly to close the transaction
- Buyer is brought by us and agrees to participate in a dual agency transaction
1% Tier
- We represent you and negotiate to close the transaction as smoothly as possible
- Buyer is brought by the seller and chooses to waive their right to advice and fiduciary representation by any real estate agent.
12 Step Marketing Plan
Our 12-step marketing plan is designed to get your home the maximum amount of exposure in the shortest period of time. Each step involves proven techniques that leverage the opportunities to showcase your home to key people who will either buy your home or help us find the right buyer: Prospective home buyers, local real estate agents, and investors.
We will:
- Price your home strategically to be competitive with the current market & price trends.
- Place clear, readable For Sale signage, to increase interest from drive-by prospects.
- Use an Interactive Voice Response (IVR) system to provide free recorded information about your home 24 hours a day, 7 days a week. The call information is captured by our computer systems and that caller's inquiry is immediately followed-up with a personal phone call by a House Counselors Representative.
- Create a 360° virtual tour of your home and place it on multiple local and national websites to attract local and out-of-town buyers.
- Create a custom built website just for your listing, showcasing additional information and extra photos of your home that will draw more attention from interested buyers.
- Optimize your home's Internet presence by posting it on local and global MLS systems and adding multiple photographs and creative descriptions.
- Create a home book, comment cards, and flyers for your inside property. This gives interested prospects attractive information to take away and consider after viewing your home.
- Distribute Just Listed marketing to neighbors, encouraging them to tell their family and friends about your home.
- Target our marketing to active real estate agents that specialize in selling homes in your neighborhood and will bring qualified Buyers.
- Conduct an Open House to promote your home to prospective buyers.
- Specifically target our marketing to active buyers and investors in my database that are looking for homes in your price range and area.
- Provide you with weekly updates detailing our marketing efforts, including comments from prospective buyers and agents that have visited your property.
